5) Financial Review June statement:

  • Income/Dues delinquencies: 2 homeowners 2 months delinquent. Late fee and interest applied. &
  • Expenses: June expenses totaled $4,052.54.  Expenses include reimbursement of $310.40 for Repairs Maintenance General expenses to Rick Schmid.  Reimbursement of $27.23 for gate signage to Elizabeth Thomas and $50.00 to Dennehy’s Backflow Service for backflow check. Expenses in the amount of $2,395.10 were transferred from Reserves.  (Pacific Arboriculture greenbelt tree removal $761.60 and $1,633.50).     
  • Reserve Balance: $60,714.69

Acknowledgements: Special Thanks to Sasha Martin for taking the lead and coordinating a fun and successful  Fourth of July Bike Parade!  Fourteen kids participated in decorating and parading their wheeled vehicles, riding the slalom course, coloring, guessing games and more.

6) Old Business

  • 2025 Budget Planning: Board discussed adjustments to the following budget items
    • Transfer to reserves (monthly contribution): $1,423 from $1,353 to align with 2025 Reserve Study

            HOA Insurance: $1,850 from $1,700 based on 15% estimated increase

            Backflow check: $50 from $40

            Grounds Maintenance: $57,500 from $50,000

            Lake Maintenance: $6,600 from $6,000

            Redefine Weed Control to Swale Maintenance: $5,000 from $3,700

No increase in dues.  Annual carry in from 2024: $15,974.17

2025 Budget motion to approve.  Approved.

Board to review CEDCORE Reserve Study and report any changes to Eydie Leighty

 

LW Committee updates:

Events: Fourth of July Bike Parade – Fireworks Success!  Thank you Sasha Martin for stepping up and taking on lead of Events Committee. Next event: Proposed Movie night at the park, date TBD.  National Night Out 8/6, 6 pm – 8 pm.

Communications: National Night Out survey/flyer

Maintenance: Reschedule Clean up Day – Considering dates in September TBD.  Prep park for National Night Out: Rick to contact exterminator to remove bee/wasp nests.  Plan is to sweep gazebo, scrub rails on bridges. PLM to rake beach.

Elizabeth to contact Ben Parrish to see if City of Covington will spray the community ditches for weeds.

Safety: Next safety meeting: Tuesday, August 13th, 7 pm

7) New Business

  • Annual Meeting Planning: Annual notice and meeting agenda under review.  Once approved, Eydie will mail packets to homeowners.
