12/6/2023 HOA Meeting
Need 10% of 192 homes so we need 20 homeowners present in-person or by proxy
9 proxies and 14 in-person households in attendance

Last year’s annual meeting minutes were reviewed and approved
Mike voted to approve the minutes, Rose seconded it, minutes approved
2024 Budget reviewed – Eydie
Dues increased from $400 to $435 for 2024
Invoices will be sent out tomorrow
2024 budget approved by all homeowners present
Only two owners owe money to the HOA
Audit
We can waive it if 67% of the homeowners agree to do so
$2500 is the estimated cost
It’s been several years since our last audit
Mark moved to waive, seconded
All present voted to waive the 2023 audit in 2024
Old Business
-Tree trimming: We discussed new city restriction slowing down the process. Tree work in our green space requires pre-approval from the city. We need to send them an arborist report with our approval request. This will slow down the tree trimming process and increase the cost. The City of Maple Valley is the biggest bottleneck in obtaining permission to remove trees.
-Mark Reeves asked about landscaping contract
Brightview contract is through Nov. 2024, they started working for us in Jan. 2022
-Irrigation broken underground direct buried wires from the pole to our box. PSE came out and said we own the wire from the pole to the meter box. Board is working on getting bids and setting up the repairs.
-Trees cleaned up around the park lighting
2024 Business
-Re-staining the fence this year
-Lights at the park? One person complained about people in the park at night
-Ongoing tree trimming in 2024
-Seeclickfix app can be used for reporting city owned issues
Reserve Study (Eydie)
We are 73% funded to date
The goal is to get as close to 100% as we can

David Bocock stepped down from the board after 4 years
Marc Reeves volunteered to be on the HOA board and unanimously was voted in by the owners.
Jim P. remaining on the board – motion to continue passed unanimously voted in by owners
Jason Burt agreed to continue on the board, vote approved unanimously by owners
Thomas Andrews volunteered for a board position and was unanimously voted in by owners
Door prize drawing winners:
$435.00 gift card, Laruen Woodside - in person attendee
$217.50 gift card, Rose Wegiel - proxy attendee

12/6/23 brief HOA board meeting after the homeowners meeting
Jermy volunteered after the owner meeting to join the board; he was unanimously appointed.
